AB-2801 Tenancy: Security Deposits
This bill would require, for tenancies that begin on or after July 1, 2025, a landlord to take photographs of the unit immediately before, or at the inception of, the tenancy. The bill would also require, beginning April 1, 2025, the landlord to take photographs of the unit within a reasonable time.

This bill would require a landlord of a dwelling unit of residential real property to offer any tenant obligated on a lease the option of having the tenant’s positive rental payment information, as defined, reported to at least one nationwide consumer reporting agency, as specified.

This bill would prohibit a local government from, among other things, imposing a penalty against a resident, owner, tenant, landlord, or other person as a consequence of contact with a law enforcement agency, as specified.
